Hi all.. I have called HDB regardnig to buy the resale flat now.
Please note that u will not be entitled any housing grant if u buy a flat announced under SERs. Next, You will not know how much u will be compensate until the compensation package is out from HDB. Every Package for each household is different. It all depends on the value and benefit of the owners who sell u his flat. so it is advisable to get the owner to request a certificate of eligibility of rehousing. because if the prev owner does not qualify for upgrading, u will not be entitled for upgrade too. ie to say, if u buy over his 3 room flat, u can only buy 3 room or below if he is not qualify for upgrading. there are many factors to determine his eligibility. so make sure u get all facts right before u act, as u are actually buying over his benefits.
also note that if u have bought the resale flat under housing grant, u r consider to have taken up the first concessonay grant. the replacement flat u be taking will be considered as 2nd housing concessionary loan. u r entitle to only twice such loan. so be wise and do all calculation before buying any flat announced under SERS. most probably u r making paper loss... definitely. juz imagine, u r paying 3% stamp fee and levy fee already when u buy the flat. when u get ur replacement flat, u r paying another time stamp fee and levy fee. that is the loss u cant take back. well, only if u really want to buy the flat at amk, because that is the only way to boost ur chance to get a flat there. HDB may let out remaining for balloting selection. that has to depend on the number of flat left. there may or maynot be surplus. also take note, u may not get the priority to choose the flat. balloting is all depends on luck. also on ur eligibility. thou there r sayings 1st time buyer and people whose parents live nearby are prioritised, these are jus sayings heard and has no concrete supporting facts.
cheers and hope u may get the flat u want...!!!
