Hi Jes

cannot rememeber the model name, but my price including the basin and the tap is around 900, but the shop can further discount... BTW, we only settle for the shop, haven't buy yet... wait till I confirm my contractor.
Yes! They have standard promotion for the Ellane Combo (Hob + Sucker), the best part is that they willing to strike off some more discount on top of it... What I like about the shop is that the service is good, the price is solid and more importantly, they are like your friendly neighbourhood electrical shop.. they want you to come back for more... hahaha

Finn,

No hard feelings but your recommendation on aircon seems to be very cheap in price but installation might be a problem. Not sure true anot but quite a number of people are complaining in the renotalk forum. Just for reference and not to badmouth any company.

I went to their IMM branch and the Gain City beside is unable to quote me the same price as them although GainCity should be able to do match price. The sales person told me to check out on their installation before buying and I read through renotalk and decided not to.

Cheers

Hi prolin_g
No worries, the same applies to gain city, courts and harvery as well. Shop services and products varies... thats why I specify only the one in Toa Payoh... So far a few of my friends who went there said they are good.
In fact that happens to me when I ask Courts sales man at toa payoh, same thing the Courts sales man says... Our installation is the best in Singapore... cannot fight one... I have an experience friend who does piping works told me this... during Aircon installation... make sure your contractor is able to be there with you to check on the aircon works... correct it on the spot if need to...

Hello Jes, the electrical appliances are not delivered yet. hee hee.

Thanks Finn for your recommendation, i will take a look.

I also gian vanity cupboard but cant bear the thought to waste the current basic. Maybe i might still do without it because the basic will become quite small if it sits in the vanity cabinet.

Hi Finn,

Haha sales talk by the sales man. Nobody would dare to confirm they are best in Singapore. Anyway any brand that you would recommend? I am still browsing around because no hurry as I am from 487 and no news on the keys yet. Sad...

Thanks Finn for the info. You mentioned that electrical ones will be good for rain shower, but I tot the electrical ones are not strong enough vis-a-vis storage heater? If possible, I would like to go for the City Gas too as it seems more economical and no need to lay the additional piping too..

Hi Prolin
For electrical component, it's very hard to recommend. Sometimes in life, even when you buy the best reputable system it can come up as a lemon. End of the day, your budget might play a very important factor, sometimes, even your usage pattern might change your purchases. Personally I think Dalkin should be one of the best in terms of quality and functionality, but my budget only allows my to go for Mitsubishi. Reason I chose Mitsubishi is due to the feature wise as compare to brands like Toshiba, Panasonic, Sanyo, LG and etc...

Hi Raynard
It depends on your bathing needs. If you are those who needs half an hour of constant "rain", I bet storage heater's water cache will also be drained... moreover, it also depends whether do you need high water temperature??? In Singapore, it's not likely that we need over 60 degree celcius water for bathing, most of the time, all thanks to the heat and sunshine, we basically can bath without turning on water heater. Hahahaha.. of course, some people habits is different from others. So instead of looking which one is more economical, think of which one suits you better.

Actually for a no money person like me... I think for those heavy duty appliances... most important is.... check got many TICKS on the energy saving sticker!!! Lowest power consumption but with up to standard or desired performance.

I would like to share with all on an interesting encounter I had on "shower" in a hotel. During one of my vacation staying at this 3-4stars hotel. Really nice design room and super big tub with big rain shower. One of the night due hair dryer tripped electric in my room, the hotel service man came to my room and do some checks. Their main power fuse unit is actually hidden in the toilet ceiling. Those type of softboard ceiling where he can push and open up. While he was checking the main power unit like those in our home with many switches, he shifted a box which to my amazement, it looks like an electric water heater! Don't really know how those taps in hotel works really turn left or right to control water temperature but i am quite sure that is a water heater cuz the design look so familiar to my own electric water heater at home now. Becuz he need to check which is the main electric appliances tripped the power. Thats why he off that heater first. I did ask him and he told me its an electric water heater. Never ask the brand.

My present home electric heateR brand is panasonic which I been using for 5 years at least and still working very good. Its still selling in the market right now. I will probably get it again for new home.

Not sure what pipe you all talking about but my electric heater just mount on the wall and can use already so long the tap have those screw thread type to connect heater. The only problem is wiring. For my existing one when I don't use I just unplug or power off the adapter from power source.

Actually i dont really understand how those red and blue water lines works in our new home. that is for citygas right?

Hi Gals & Guys
I finally secure Ho Bee (Patrick) as my contractor. I will not post the price here but I would say, the price he offer is very reasonable. It's not the cheapest in town but very reasonable, I dare to say, if compare side by side with the ambushed contractors, they are cheaper. Patrick is a very good and not pushy at all with his recommendation. I would summarize his services as of follows
Pros:
Practical in giving advices on renovation
Patience
Good Value
Precise in qoutation and breakdown everything with no hidden cost.
No need to place any form of deposit
Not pushy (doesn't force you to build this or that)
Cons:
Basically got nothing to show you
His office is abit ulu, very inaccessible
He is not a designer, he only do what you want

My total round up is about 12K
Things to do
1) Kitchen Cabinet
2) Doors for bedroom/toilet
3) False Ceiling
4) L-Box
5) Installation of Lights
6) Masonary works (kerbs and bases)
7) Windows for service yard
8) Window Grills for all windows
9) Painting
10) Installation works for all accessories

After consulting with my contractors, CityGas still to do piping... so please find out more from your contractor. However, the sole benefit is still the cost of usage in the long run

Hi Joyfull/Azuma

Cannot send you qoutation, it's all in hardcopy... Just go meet him (Beware if you are not driving)... he never changes his price. My first qoutation was done in 1st week of May, my very last qoutation was 3.5 hours ago, its the same, not a single cent different. If you get qoute by the ambush contractors before, you will feel Patrick is like god sent!!! Qoute you an example for painting 4(Colours for wall)+1(White for ceiling)... I was qoute $1100 by an ambush contractor, but I am only allow to choose 2 types of paints model, if I opt for higher grade, it's roughly $300 extra which will hit $1400. Patrick qoutes me $1200 but I can choose any types of paint model, if I opt for lower grade, he will discount 100~200 for me.

Hi Jes
Yes. He will provide drawing. I can send you the old qoutation file for your reference. Provide email please.

Disclaimer: Ho Bee have always being my first choice, the reason in the past I did not release his qoutation for sharing is because I cannot be sure if he will turn out like the ambushed contractor that I have experienced. So far, he was pretty awesome.

Hi Joyfull

L-box is more of a lighting box that runs along your hall... this allows you to place in down lights. Do note that, if you go for L-Box and not False Ceiling, it might look pretty funny. False ceiling is to complement the entire apartment as a whole together with other celing works.

Hello Finn,

So do you mean that we can't have downlights on false ceilings?? I want to have downlights cos i don't want the standalone light for my hall. so should i ask for L Box or false ceiling?

Hai.. Think with the list i want, i would probably burst my budget.

Can send me the quotation? [email protected]
Thanks!

Hi Jes

Usually you will ask for both L-Box and False Ceiling to complement one another. Both can have down lights. Actually, after all the findings, building of L-Box and False ceiling will 100% confirm not burst your bank, in fact they are not even expensive... but the lighting points will... Go meet Patrick and he will explain in details and will not force you to get it hahahaha Email sent - ;)

For renovation with budget, the best is think of what can be made later without any form of problems.

For example: For wardrobe, you do not need to build it immediately as you can go for a cheaper wardrobe for a $500~600, custom made wardrobe easily go over $2000. for custom wardrobe, they can be done serveral years laters.

For Kitchen, if you are not heavy cookers, you seriously do not need to build a full size kichen, you can opt to build a smaller one, for example a 15 feet kitchen? Which is enough for light cooking....

For TV console cabinets can also no need to do first, because there are cheap ready made ones...

For Window Grills can be skipped if you do not have any children as of now and can be added in later years without too much hassle.

For L-Box and False Ceiling, I think cannot save one, if you want your home to look a little more cozy, you will need those down lights and those chandliers... For some units, you even need L-Box for comestic purposes because your aircon pipings might run on top, thus you need L-Box to cover them up.

Aircon also depends on your usage style, if you only on for 3~4 hours a day, there is no point for you to get invertors... Because the way they calculate the cost savings and qualify for 4 ticks is when all the units operates at the same time. A non-invertor aircon system can save you $700~800.

for those who want to move in fast on tight budget, do those which is more important to you. My 2 Cents
