Hi Andy & sch,
Sent u guys the link already.

Hi Whitevil, Patrick has a few grps of workers under him. Maybe u should jus check with him which grp of workers did that n remind him that u do not wish to hav this grp. That's what we did too after viewing one hse that we think the workmanship was only not so good. But then again, if u do rush them, even the best grp of workers can produce below average quality stuff.

hi all,
read your postings. seems like everyone is doing
homo tiles. anyone using marble or granite for their flooring? is patrick good with these as well?

also i love the looks of those apartments featured in home & deco magazine. can malcolm give design suggestions like those?

Hi all,
Sch, thanks for the comments. My hse did only simple reno or rather the basics. Not really a designer hse but we did engage geomancy services so hse design was bounded by these factors too. The glass door would be diff to maintain if u r doing heavy cooking, for us, we are not intending to cook much. That explains it.

snowpad, can email u the link to our hse but what's your email add? Really jus basic reno. U can always discuss with Malcom the nice nice pics that u've seen at the magazines. I'm sure he would advise u accordingly.

Hi bearyhugs,

anyway, where u got the design, did Malcom recommended such door or u got the idea from mag. Btw, how much u paid for the glassdoor and there's also a glass panel right?

Saw Ah Beng's kitchen door also like that, every class lor.

Hi All (for those who already signed up with Patrick),

May I know what's the difference in terms of $$$ after u negotiated the price then signed on the dotted line????

Did he gave a big discount? Eg. $40k can give discount of how much, taking into consideration u still proceed to do up all those stated in the quotation?

normally he will round downwards to the nearest whole number eg $20500 will be $20000...cannot be 100% sure, my final quotation not out yet.

We didn't bargain much becos we think his price is very reasonable..then again mine is a brand new std flat so the cost of reno is significantly lower than resale.

Think he is already very good to give us such low quotation compared to others. I did not ask for much bargain too cos he is just earning a living, why make him earn less when he is such a nice guy.If we have not known his existence, we lose even more. In life, you gain in some areas and you will lose in other areas. No need to squeeze him dry. In any case, Most prob i will sign with him.. Not in a hurry still so taking my own sweet time.

The wall tiles we choose is $2.80 per sq ft which is the latest arrivals and quite nice too.But can be at up to $3.00 according to Impress21 if we catches anything within that range.

checkerina you with impress21? his quote is cheaper than patrick, but he does not allow me to take out items without affecting overall quotes. He sell in a package and it is really cheap. But Patrick allow me to take out items so that i can sub contract someone else I know to do certain parts of reno for me.. Hence combine my sub contract and Ho Bee, my overall is cheaper than impress21 loh..

Hi,

Heard that Patrick and Henry brought u all around to view on the homes on their previous clients.

a) must sign up with them then they would bring us around to look see look see those houses?

b) they would bring ALL their clients to see or must we ask?

Hi Rachel,

Yes we sign up with Impress21 now in Phase 1 of our renovation.

B4 we sign up,we confirm that the items stated in quotation are what we are going to do.If we want to take out some items, also can but not items with bigger amount as he already given us special discounts. My hubby think no point looking for sub-cons and save a little here and there which is more troublesome and needed more co-ordinations.

Wondering if its advisable to sub-contract the grilles cum windows, wrought iron grilles and wrought iron gate and bedroom doors, carpentary works on shoe race, sliding doors, WIW to other contractors if signing up the rest of the major works with HO Bee???

Any comments?

Hi All,

Today just throught session 1 with Home Success.
The renovation cost on the high side.
Have not receieve any quote yet but they mention $30+k.

Think I will need to look for other cheaper contractor.

Will try Impress21 and Ho Bee these few days.
Hopefully will have cheaper price.

Anyone here got any experience with Home Success?

Hi,

We need to sign up with Patrick before request to look at other clients' house especially those still undergoing reno or the other way round also possible?

Hi Hello88

I signed up with Closetworks during one of the exhibitions at SingExpo. Have not been to their office at Paya Ubi Ind Park.

My total quote from Patrick is $23k but he gave us discounts at the end. Mine is simple renovation but did hacking for the living/dining, kitchen and toliet floorings.

Hi Cecill,

did closetworks give u any drawings for u to visualise your WIW?

23K inclusive of electrical works and grilles? Thinking whether should I get Patrick to do up the grilles or better to get it sub-contracted as some said its cheaper this way.

Btw, can u still recall when Patrick came and take the measurements? After u got the keys? My 1st appt in Jun.

As u can see, we're likely to confirm with Patrick but just doing some more comparision ......headache man.

Hi there,

Ho Bee sound like a reliable contrators to work on our resale 4rm flat.

Can anyone like to share your kitchen design done by them? and how much do u guys pay for?

Thanks.

.chil.

Hi hello88

Yes they did the drawings on the spot with the floorplan we showed to them. But since we are paying quite a bit, they are giving us free configuration when they come and take measurements.

yes inclusive of elect. works but we are staying with the original grilles, not changing. Sub-con might be cheaper. You can get him to quote to compare prices.

Oh I only confirmed engaging Patrick after my 2nd appt, then he came to take the measurements. One thing to note is that your reno works can begin only when the reno permit is approved.. usually after the 2nd apptmt.

Yes it's not an easy process in every reno stage. I was having headache when it comes to choosing laminate for kitchen cabinets etc.

Hi Cecill,

maybe this weekends we'll drop by closetworks again. Do u think I can take a look at the drawings from closetworks??? if u have a scanner otherwise forget.

ya, the problem with resale is u would only be able to take possession of the place after 2nd appt.

Hi,

can anyone advise on the whole reno duration? Takes how long to do up our place? Mine a resale so need to hack flooring and wall tiles.

Hi Hello88

Sorry I don't have a scanner. Well I can take a picture of it and send to you.

My reno started on 8 March. So my guess is only be ready in 3 weeks time. Total is 8 wks.

Hi hello88,
Just wondering what is yr conclusion or finding abt the grills? U letting the contractor do it or are you getting a Sub-con yourself to do it?

hello88

Hi Nelson,

no conclusion yet as being kiasu singaporean, I getting quotes from ID first even though my keys only available in Jul. I would contact the sub-contractor nearer to the date I'm due to get my keys and ask for a quote then I can finalise option
