Dinner or HDB

Hi powder,

I know what you mean. In fact, I can clear out my bank loan for my 2nd property but choose not to.

Because my AUD fixed deposit gives me 4% interest where my bank loan is only 1.4%.

it's ok to be conservative, just be as willing to forego on opportunities and dun be those "aiyah i should have..." types. if u forego, know that it's becos u value the safety of not losing what u've already built.

for me i'm quite a risk-taker... i am willing to take certain risks... i am a heartlander and will always be one... whether it's back to soya sauce + watery rice... i'm ok. if my kids go back to those roots with me, so be it... they would have gained the same beginnings... i'm drilling into my daughter these words which she has learnt quite well, "sometimes u win, sometimes u lose".

with character, no mountain is insurmountable... money can always earn and will always be there to be made.

Hi Albee, well... we cannot wait lah, I mean we wanna have 2-3 kids before I'm 30.

Mah is rubbish expecting us young ppl like us to just meet each other and straight away apply for a BTO, just in case we fall in love and wanna get married 4 years later.

This waiting period is one of the reason why divorce rate is so high here, I know a lecturer who committed to the flat (before falling in love) and in the end they did not. HDB take their flat back >.<

Also another couple almost divorce because while waiting had to stay with in-laws. I mean it is great if you can get along. But if you have different philosophy, you'd end up putting your spouse in the difficult spot caught in the middle all the time.

Tell you the truth, we waited since 2008 (and play the HDB balloting game) but only to see HDB gets more and more expensive.

I agree with powder that HDB doesn't really have a down period.

Reason being, the rise (as can be seen in the HDB index) far outweigh any "dip". Like in the past few years, the price goes up bu 6-figure for a typical flat. If it were to go "low" it's only lower than or at new valuation, which is still more expensive than previous val+COV.

I'm now feeling more and more happy about my unit as it is also very near to good school and new MRT. Especially, many senior couples share with me how they had to rent, and shift their addr just to be 1km from the primary school in order to have a chance (even only a chance is already hard) for P1 registration.

Also, my mentor said that if taking HDB loan not a bank loan, we shd do fine.

Pamm, if u can take HDB loan, by all means pls do. Not everyone has that privilege.

like what powder said, I dun think HDB's prices will drop drastically...even if it does, it will only be slight. COV component is the one which is more volatile I feel.

be happy with your flat, it is a wise choice (IMHO)

what's happening in the past few years is a form of market correction. supposingly, it has been tagging to then-rising and current private sales as well as to balance out the ridiculous COVs in the figure of high 00000s to 1000000+ but i thought it invokes more and more greed instead.....

heard from some hdb sellers they can't get a good buyer in the form of COV? absolutely rubbish.

and of cos, a hdb loan is better than getting from private in terms of affordability - barring other factors.

btw, u're referring to henry park and the on-going construction of mrt station at holland v?

to me it's just greed, most of these pple want more than a fair value... Barring those few with really good units. but it's a local mentialy... other pple get, they Also Want. nobody is gonna honestly look at their own property and go, "maybe it's not worth so much...". even if they do, they will STIIL want wat others get...

and the agents are indulging them to get the exclusive...

powder... just like the halo kitty queues. Just because some reports of those toys going for high price in ebay, suddenly everyone started queueing.

Basket, made the queue so damn long for those that really wanted the complete the collection.

Hi Pamm,

Wise choice. Don't be like me. When we bought our 1st place, we blur blur, never think of our girls' future school.

Then start to panic, when the girls grow up and suddenly have to think of which school and discover that our ideal school is so far.

So no choice, have to buy 2nd place, near to the school.

haha yes milo, i rem got pple fighting somemore... when my gffren at that time wanted it, i told her she can go queue up herself cos i can guarantee her that in less than a year, it'll be in the storeroom or given away...

sometimes pple just wannt get in on the action, never considering if it's even viable or worth the time. and yes, it was in the storeroom when we broke up... absolute waste of time, who cares abt all these inconsequential stuff... from then on, i avoided macdonald's soft-toy collecting girls.

Hi powder,

Hmm, this is a new side of you that I didn't know.

You being so wise and all, you also like cute, cute girls too. Surprise, surprise...

not cute... dumb. but then i'm sure all of us go thru that phase... even at a young age, i know wat things are a waste of time and effort... so i'm powder-in-the-making... haha.

the kind of girls i like, i think no guys would actually like... cos not the typical looks... take karen mok... WOW.

Hi all,

Now hor, need advice on the pre-mov-in cleaning and fixing.

Where can I get cheap & reliable service that can help check the condition of lighting, electrical wire, piping, sockets etc? Also the aircon ^^

What should I change in the house as it is a move-in condition, i might not even paint it but I'd like to disinfect the whole house before I move in. Anyone know of such service? What to look for and how much it'd cost?

I found a few cleaning

Thanks thanks heheh... (arr trying not to think of my up-coming debt, hehehe)

Oh I've shortlisted a few ROM places, royal plaza @scott, OCC, gallery hotel...

Pamm,
depends how cheap is cheap to you. For aircon, if you are interested, pm me. The uncle that service aircon for me charged $20 per unit. Total $60 for the split unit. This is the bargained pricing.

Some things that you should at least do:-
1) Change the locks.
2) Grease all windows and doors hinges. Check that the screws are secure.
3) Check the signal strength of your SCV point. You can use the setup box itself to measure the signal.
4) Complete cleaning and disinfecting.
5) Clear all drains and basin waste traps. If its simple choke, go to h/w shop to buy a device to clear the choke, costs only $6-10 for 3-5m long.
6) If old estate, check the rubbish chute is good and not leaking. You might want to replace one with a air-tight smell proof one.
7) Walls, check for any peeling and do some touch-ups. Its really easy nowadays as h/w shops can get you the exact color regardless of brand. Also, look out for mouldy parts. Most paints can be washed. Just use a bit of detergent with a pail of water to clean walls that are dusty or stained.
8) Check all lightings. Change old bulbs to energy saving ones. For florescent, make sure the starter is good and its not blinking or the tube slightly burn-out.
9) Check the water heater. Let it heat up about an hour and waste some electricity there. The main thing is to ensure the pressure valve is working. If it isn't, you will have hot water spilling over very quickly.
10) Check the water quality. If the piping is old, it could be rusty. Then, you might need to purchase some water filter or purifier.
11) Look out for pests. Lizard shit or cockroach eggs and spider webs. Then, get the right anti-pest baits.
12) For all the cabinets and drawers, you might want to buy rubber sheets sold in Ikea. Cut into the right sizes for them.

pamm, I used domestic one for my post-reno cleaning, cheap and good. can try if u want

for aircon if u want can pm me also, mine's the same rate as milo's.

Hi powder,

I think my hubby likes the "Zhou Hui Min" type of girls. I came across a few old idol photos of Zhou Hui Min in his very old photo alblums.

I never question him because I think he will be embarrass about his youthful pursuits.

So between Zhou Hui Min and Karen Mok, you prefer Karen Mok???

Albee, every 18 yr old guy I knew back in NS has a locker with Zhou Hui Min poster. And during ROC exercise, most of us bought the posters.

albee,

the mind is alot more sexy than the face... i see pretty faces very often and i dun mean the tv... the mind intrigues me... the face is just a face, there's always a nicer face or prettier face and no end to the face... u can go korea for plastic surgery and look as hot.

the mind... only ONE. no two are the exact same... same goes with the heart....

We are attracted to different things at different age and phases. Back then, I would date cute gals and woo them just because of their figure (boobs particularly).
The irony is when i dated my wife. I wasnt even checking out her figure partly because of her conservative dressing but also because it wasn't as important to me as when I was younger. It was only after we were together that I realised its pretty good too!

milo, dun think so...mine's not an uncle haha.

I was crazy abt Vivian Chow also last time...my whole bedroom was full of her posters hahaha. Now looking back, I think I was really silly

Thanks Milo for the list of to-dos, could you & Thomas ^_^ PM me the aircon uncle ya.
What about toilet seat cover? Need to change?
Also, anyone has contact for good reliable electrician & plumber? Must be honest one yo. I can check or get SO to check but I doubt we'd know the difference between good condition and hazard >__<

How do I check for pest infestation? Any contact for the experts that won't go "oh you need to take the whole wall down and get rid of it" etc just to earn more $

:]

Pamm.... strongly recommend to change unless the condition is very new?

Another suggestion, u might want to get a safe. I got a Yale safe. Pricing is not bad and quality and design wise is very good. But its not fireproof. You can check out the lock shop at Kallang Mall 2nd floor. I got my safe there at a much better bargained price vs Home Fix retail pricing.

For fireproof safe, most are pretty ugly.

Pamm,
pest infestation is easy to spot. All my experience comes from my NS days as a logistic officer in a offshore island camp.

For lizards, check your walls for its shit.
For cockroaches, check all drawers and cabinets especially the kitchen.
For ants, check for ant trail, pile of sand in moist dark areas.

For landed properties, look out for hard big pile of soil. Normally its white ants nest. It eats through all your wood fixtures (including roof) and furnitures. For rats, look for the burrows. For warps, look for small deposits of soil normally to any corners near windows. They will grow the young in a cocoon. For snakes, look at cupboards and behind doors etc. If you see the shed skin of the snake. For wild boars, probably, you will not encounter in Sgp main island

If you do, capture it and cook a great dinner!

That basically sum up all the different pest you might encounter.

Update update ^_^ now looking to confirm my wedding date, geomancy say getting married in Tiger year is like a widow year or sth... so my 29jan muz change as it has to be after 3feb 2011

Widow year? O.o I didn't know in this day and age, there are still people who believe these things...

Depending on who you ask, every year can also be a bad year.

tell geomancer that u will get married in tiger year, and if 10yrs no divorce, he must guarantee to pay u back 10 times of what u paid him. ask him to put it in paper...

but then not really his fault... u look for him not he look for u.

I like to get married in a "bad " year.

No crowds, no rush, cheaper, have lots of freebies and can have many choices of weekend dates and we even end in a profit after the wedding.

thanks ppl for the views...
