How to keep ex-wife out

Long story short. My divorce is uncontested and I got the interim judgement already. My ex and I agreed back then that I will stay in the flat alone until it's sold, and she will not enter it again. I paid her a sum of money as part of the deal. She also agreed that I'll engage my own property agent to sell the flat. The consent order states that the agent fee will be paid out of the sale proceeds.

Now my ex changed her mind and wants to engage her own agent. Worse, she wants to bring prospective buyers to the flat whenever she likes without my consent, effectively breaching the agreement of not entering the flat again.

I'm living in the flat alone and I don't trust my ex or the visitors to not take any of my things. After all, my ex took all her valuables away already. I changed the metal gate lock as a deterrence but I am afraid she'll engage a locksmith to break in. Her NRIC still has the flat address on it.

How can I stop her from coming and disturbing my life?

Btw if anyone read my previous thread, my ex is a PRC who didn't pay much for the flat and never paid for household expenses, and treated my family like crap.
 


I'm not sure if I can find something concrete. It was part of the out-of-court negotiations that led to an uncontested divorce. The price is already baked into the lump sum maintenance.

As you can see, I put in extra effort to make sure she doesn't disturb me again. In fact, everyone around me tells me that the lump sum is much more than what she deserves, but I see it as the price of freedom. I am now treading very carefully to make sure the whole process goes smoothly till the end.

BTW my agent told me that if both parties engage agents, the one that closes the deal will get the commission. Thus, the agents may be tempted to accept a lower price in order to get the deal (and get paid), instead of acting in the best interest of the seller and maintaining a good selling price.
 
Does anyone here have experience engaging two property agents (one by each spouse) to sell the matrimonial flat? How does it work?
 
There is no limit as to how many agents can represent you to sell your flat. If your wife agreed to the buyer at a price not agreeable by you then don sign the option to purchase form. Both owners have to sign and agree to price and any terms. Spouse will be notify for any hdb transactions. You may want to seek lawyer's advice on what u should do next.
