Divorce & BTO

Hi all, would like some advice on my situation..

I was married for 7 years, with 2 children 7 and 1.5 years old. My BTO is currently about 3 years old. To bypass the MOP period, we decided to undergo separation (husband cheated) and divorce amicably by Jan 2020. We signed our deed of separation in Jan 2017. In the deed, we agreed the following:
- care and control goes to me
- house will go to me, after topping up his CPF in cash
- husband has verbally agreed to top up his CPF for his share himself, so i am not supposed to come up with a single cent for house (agreed in whatsapp)
- shared custody with kids visiting him once a week
- $3,000 child support + $500 wife maintenance monthly

Since then, he has moved into his girlfriend's house, who also divorced her husband after their affair was found out. I have since then met a partner who loves me and my children as his own.

I was a housewife for 7 years, upon being informed he wants a divorce, i went to get a full time job. i did not fight the divorce. because i know for my ex-husband, once he made up his mind, he will not change. my priority are my kids and how to sustain my family.

i just want to find out, upon the 3 years separation, will the terms be based on the separation deed, or would it be subjected to the court rule? i was also informed by hdb that once i pay back his cpf, i will have to refinance the flat. my income is only 3k/month, is that sufficient to refinance a 200K loan?

my intention is to get the house fully on the basis that the children need a roof over their flat. once the divorce is over, my partner and i will get married and purchase a resale flat off the market after disposing off this current flat.

also, how long will the divorce proceedings take after separation of 3 years is over in Jan 2020? what are the costs i can expect? will having a partner during the separation process affect anything? in my deed of separation it states that i can live my life as if we were unmarried.

i realised i am unable find it in myself to forgive him or spare him any thought anymore, so I really would like to dig as much as i can out of him. he has never been a good father and he takes drugs at home despite us always quarrelling about it. i spent my confinement bringing the children to school and slogged so much for the family. he is a high earner at 9k a month, but has always spent most of the money on drinks. therefore, i am happy he is out of my life.

has anyone gone through something similar? would welcome any thoughts or advice on this. i am so worried about finances and how the court ruling will turn out, esp with the house.

thanks in advance and happy friday to all of you :)
