40-45K for 5-room resale?

I'm thinking of a full overhaul since this unit is very old (Abt 117 sqm). The ceilings are peeling, floors are the old-aged type, wall probably never been repainted.

Thinking of the following changes:
- Change floors to hardwood floor for whole unit
- Re-painting whole apartment
- Installation of false ceiling / hidden wall cabinet in living room
- Full hacking, re-design and installation of kitchen cabinet with built-in oven/microoven
- Built-in tv console in living and MBR
- Re-do 2 toilets.
- Knocking down of 3 walls (with permits from HDB)
- Walk-in wardrobe & shoe cabinet
- Simple built-in wall bookshelves in living room & MBR

Do you think my budget is sufficient?

Also, any good contractor to recommend?

i done my hse (137sqft)
w/o replace the toilet wall tiles..
rebuilt 1 wall (B/Rm)
do up walk-in wardrobe + shoe cabinet
do up limiated floor for b/rm + mono. for LH
false ceiling
kitchen (redo)
and etc

alredi spent $48K
 
Sounds like other than bathroom, ur hse is a pretty intensive overhaul... Do you have any pictures of the new renovation? Who is the contractor you are using?

hi charlene, i done my 5room resale. 52k to be exact. but i feel it was worth it la. because alot of items and done up pretty good. i think 40-45k should be enuff =)
