i've been to the showroom.
the 4 rm's kitchen is really really small. I find that there are too many balconies in a house. For 4 room, living room, there's a balcony, master bedroom, there is a balcony. My concern: Hard to clean in future when you're staying there.
For 5-room, there is a balcony and planter in living room, planter in master bedroom, one of the bed rooms and study room. If you like to grow a lot of plants, it will be good, else it's useless to me.
These are what I've seen at the showroom. 4 room price start from $433k, 5 room start from $534. There are 5 units on each floor. Total no. of floors: 30. For blk 588A, B & C, each floor there is only 1 4-room unit and 4 5-room units. For blk 588D, there is 3 4-room units and 2 5-room units. As you can see, there are more 5-room units than 4 room units.
For a couple earning about $5k a month (Combined gross salary), and with a housing grant ($40k - staying near parents), your monthly instalment for a flat selling at $470k (4 room) is about $1630. With your CPF per month, you still need to fork out about $500 in cash. Repayment period is 30 yrs. Quite xiong.
For 5-room selling at $550k e.g., the monthly instalment is $1900+ (above conditions stand still). You still need to fork out about $900+ in cash. Super xiong!
My 2 cents-worth. Those who have interest to buy should go to their HDB booth there to check out how much you need to pay per month. Oh and upon selection of flat, you have to pay 5% of selling price in cold hard cash. This is quite difficult for those young couples who started working just recently. E.g. $470k flat, you need to pay $23,500 in cash when you select a flat. Very very tough, I feel.
