Advice on divorce and assets separation

I am thinking of divorcing my wife, and here are a few preliminary questions which I hope someone can shed some lights on.

(1) Do we need to be separated first? We are already married more than 3 years. Can the separation date be back dated so that the divorce come sooner? If not, can divorce still be proceeded?

(2) If divorce is contested, do we each pay for our own legal costs? Does one party have the right to demand legal cost from the other party if the other party "loses" (as in other civil suits)?

(3) Our HDB flat was purchased directly from HDB via walk in selection. It will be 5 years by Jul next year. My wife is PR and less than 35 years old, whereas I am Singaorean and above 35. If we wait until Jul next year, I understand that we can change ownership of the flat to just me solely because I am above 35 and is Singaporean. We can also sell on the open market. But what I would like to know is: can the ownership of the flat be transferred to her solely only? If not, can my ownership of the flat be transferred to one of her siblings, also a PR?

(4) If we do sell the flat on the open market, or managed to transfer my ownership, would I be able to get my all my CPF contribution plus accrued interest back?

(5) When we divorce, how is our assets splitted? Assuming that the divorce is contested (we have disagreements over the asset allocations), does that mean that all our assets will eventually be subjected to splitting, regardless of who owns them? What about our personal savings?

Thanks.

what's your reason for divorce? if you have a valid reason, then you can proceed with the divorce, if not you may need go through the separation phase.
as for matrimonial flat, we need more info from you to advice. does your spouse also contribute to the purchase? do you have any child from your marriage?
