Nutty,

I haven't been to WW, but after staying at PG for nearly one year, i can only say that i love the scenary facing the Punggol park, especially in the morning. It just calm me down. So for that, i think it is worth its value already, at least to me.

Hi, I m neither a resident of WW or PG but been to my friends' place in these 2 EC. I personally think PG is a nicer development, both exterior and interior. PG dun look so cramp and the layout of the interior is better compared to WW. If i have a choice to buy any of these, ( sad to say no more units left) i would prefer PG (except the location is kinda far) SO PG residents, u got a good buy. dun worry

Hi all,

Yesterday while repairing my toilet tiles, one of the supervisor informed me that Tiong Seng actually push the blame of the white stain on the toilet flooring to the supplier of the flooring. So they are not going to do anything about. However, due to the numerous complains that they received, they are going to get the supplier to survey the flooring and see what they can do about it. However, I heard that the survey will only be done on households that has lodge the toilet flooring as a defect.
So if you guys want them to survey or mabbe doing something abt the toilet flooring, go to the Tiong Seng office to submit the defect on the toilet flooring problem.

Hi monsterkid, i tot the white stain on the toilet flooring is due to our soap? coz when we did not keep our toilet marble floor clean and free of soap, the white stain will form?

Thanks Monsterkiz for the info! It's true! My master bedroom tiles are getting many white patches all over and very unsightly. After reading your post, I called up my block rep immediately, and he asked me to submit a defect form at the Management Office soon so that they can "do something about it" - no questions asked! Thanks man coz I thought I have to live with it liao.

May I check, when you said that they were repairing your toilet tiles, what exactly do they do? You are referring to the marble / homogeneous tiles in the master bathroom, not the ceramic ones in the common bathroomm, right?

In my master bathroom, the floor tiles, after prolong contact with water, it is getting while patches all over. You may want to check again.

i tried calling singpost, but couldn't get anyone. will keep trying. wonder if it is possible to get the management to arrange for a SAM machine to be installed in PG too, it'll be so convenient - posting letters, paying bills, booking condo facilities, etc.

You can get the defects form Mgt Office and also submit there. They will fwd to Tiong Seng for you.

Good idea about the SAM machine, but sure have to pay a monthly subscription fees right?

By the way, just wondering whether anybody thinks that we are turning on the water fountain at our pool too early and frequent? I notice that it will be turned on from 8.00 am to 10.00 pm, and during weekdays, hardly anyone uses the pool before 5.00 pm. Just wondering whether good to turn it off during low peak to conserve energy and control PG's electricity bill. ;P

It can get very noisy at times too!

Just over the weekend (Saturday I think), it rained practically the whole day and I noticed that there were absolutely no one swimming in the pool during the downpour.

So on my way out for lunch (it was still raining), I passed by the security guard post and asked them if they could turn off the fountain thingy and the jacuzzi since no one will be swimming in the (heavy rain). They told me that those were turned on "automatically" and they won't be able to control. Huh?? That makes me ponder why some things that need to save on, they (NTUC) didn't save, some things that need to be spent on (like our materials used and fixtures for our homes), they didn't spend... Oh, I forgot, we are the ones who pay the maintenance fees so they won't see the need to help us save our money!

Drawcy, yup saw that sam machine advertisment and wondering whether other residents r interested too as I defintely like to have 1 in our condo if monthly subscription fees r reasonable.

Sorry, will like to check did any residents get anythg done re: flooding of rain water into units during raining days. I did raised this defect more than once but the main con said its structure problem so cant do much.... so wat should we do? thx.

Hi pinkymint,
The toilet tiles in my masterbed room has some cracks. While bathing suddenly heard this pop sound and realise that 2 tiles have cracked. So told them to repair 2 tiles. After repairing, they caused 2 more tiles to crack 8(. So frustrating.....Everytime they repair, they leave so much mess behind.
As for the white stain, dun think is due to soap stain as I make it a point to constantly keep the flooring from having soap on it.....
Hope they really do something abt the stain...Such an eyesore.

i'll call up singpost and check out whether rental fees are payable for the sam machine, and if payable, how much. if too ex, then don't want.

ahbeng, yeah, we've been getting a lot of the new apartments brochures. kinda silly since we juz moved in and most probably won't buy new property at this moment. wonder who put the brochures in...

Dear residents,
For residents who have been delayed by the maincon to move in can file a claim with Small claim tribunal for consequential loss on the unused maintenance fee/rental/etc if you can prove that maincon delayed the rectification and caused you to move in late. .

Secondly, if contractor has damage your property/further aggrevated the defects which constitude a damage during the course of rectification you can file a work order or a money order (if you repair with your own contractor) against the maincontractor

The filing with Small Claim Tribunal is very simple (www.smallclaims.gov.sg). It cost just $10 dollars and you do not have to incur the cost of lawyer to present you becos the developer/maincon cannot engage a lawyer to represent them.

It is between you and the developer presenting the case in front of the judge.

got thru to singpost. the singpost fella told me that our PG management guy roland ang has already arranged to meet him next week to discuss about having the sam machine in PG. seems like roland works fast.

however, the singpost fella briefly told me the costs:-

Installation fee : S$1500 (usual S$3000, now promotional period for condos)

Monthly rental fee : approximately S$1000

Software Customization : approximately S$500

that is about S$2000 one time charge, and then S$1000 monthly... Pretty expensive for a postal machine...

Monsterkiz - has the guys from Tiong Seng done up ur MBR toilet? We have fixed the appnt for later this week, wondering if the buffing will make any difference.
No luck for the compressed marble - the guy said whatever stain would be the residents' own fault (spilt water, coffee etc) & they are not liable to repair.

Will just have to get an external company to buff/polish next time.

I had my MBR toilet rebuffed and sealant applied today. Glossy look with all the white spots removed. Also had all the wooden floor gaps sealed.

Mine not done yet. They say they will come on 2nd Nov to rebuff and do some stuff to the toilet floor. When they doing yours?

kyosho1 - how is the flloring after the rebuffing? Anymore white stains?

Anyone of you facing low water pressure? If I turn my tap all the way to the left, there is no water at all. Problem occurs after they rectify my toilet wall tiles...8( Guess need to get them take a look again.....Better get all solved soon. Heard they are finishing warranty after end of Oct 2005...

Floor is well polished. No more white stains. But was advised to wash it clean from soap after shower and then mop it dry as white stains will reappear within 2 weeks if not maintained! Basically this worker thinks wrong tiles have been used for hte toilet as this type is not suitable for bathing area!

That day when I gave a list of common area defects, the contractor say it is no longer their responsibility but the management. Does it mean the common area is no longer under warranty?

I've got the exact same problem with the MBR bathroom too. And all these while I thought it was soap scum. My poor maid was out of her mind trying to remove the white stains... will definately call tiong seng to rebuff it. So how can we get the management to change the tiles? Any ideas? cheers

Monsterkiz, the workers are coming by this Thurs to do the buffing. Dont know why the architect didn't select the tiles properly - how can they expect people to mop dry after every use? The only other option is to hack the tiles out completely & replace at our own cost!!Quite silly!

okie, we got the MBR floor polished. Ultra shiny now, but the guy said have to rinse & mop dry after every use or else the white deposits (residue from shampoo & soap)will start to build up within 2 weeks! The only prevention is to clean up after use, or shower without shampoo/soap. The tiles were obviously not meant for bathrooms....

Did everyone receive a new GIRO form asking us to revise the beneficiary for the management fees? Just to confirm it's not a hoax/fraud.... Don't understand why the SLF people must tekkan us to re-do the process... so myopic and without foresight on their part.

Adrian - technically there's no car washing bay in the carpark.... roland said it was not part of the design for PG to have such a "facility"... and it would costs xx'000s to build. Unofficially all lots near the perimeter walls of the estate can be used for "cleaning". Just word of caution - try not to have the dirty oil-water mixture flow out to the main parking area as this could be very hazardous and could cause people to slip and fall.... So far so good... no one's been hurt... yet!

thanks ryue, had used the lots with the taps near to them b4 but thought that there was a official lot to wash.

Anyway i release that there's a vehicle that's without a valid car label and handicap label parking at the handicap's lot at blk 2 or 6! The guards were looking into this coz this vehicle has been parking in park green for some time oreadi... seems like the securities just place a warning letter on the vehicle instead of clamping it... when asked, they claim that they do not have clamps...... how lame ...

I hope residents don't wash their cars near the exits of the lift lobby, especially those who park beside the lobby. Sometimes the water/foam gathers and forms unsuspecting "hazardous" puddles.
I noticed the considerate residents whose maids wash their cars every morning, park their cars a short distance away.

yeah, try not to wash car near lobby. old pple or kids may slip and fall if there's water all over. normally i just use a damp cloth to wipe the dust off so that won't wet the floor. really dirty that time and need to wash, then send to those manual washing service at petrol stations, only $5/$6.

aiya some residents just don't have the required civic mindedness to wash their cars away from the common areas... and yes there are a lot of non-residents who park and wash their cars here... even bring vaccuum cleaners and use the electric sockets at the car park too!!! i think these non-residents were let into the estate because our "friendly" security guards also assume that they are residents because they see these people come here all the time.... actually it's quite easy to get in here - just give any unit no. and say so and so and the guards will let u drive in ... easier still.. drive on the left side of the entrance while the barrier is dropping and our "friendly" guards will press the button inside the guardhouse to lift the barrier and welcome you into the estate presuming that you are resident. i hope the new mgt committee can look into restricting non-residents from suka-suka dropping by to park their cars here when they go on holidays, or to wash their cars, or to swim at OUR expense!!! maybe we can post some pictures of cars without labels here?

so frustrating... our estate will soon turn into a free-for-all because our guards are so friendly and not bothered to do detailed verifications... i still wonder why we must have 3 guards sitting in the guardhouse all the time and one by the gym just to watch the pool!

On the security of PG, residents can approach Roland directly to voice ur concerns over the ease how non-owners enter PG.

I dun think the new mgt committee will be formed anytime soon, they have until around Sep 06 to form the new MC.

By right, the guards are supposed to check with that unit if they are expecting any guests and inform the owner the name of who is entering PG. I have met cases whereby my guests are not allowed to enter cos i have to reach home before they reach PG.

If you see any non-residents washing their car in our carpark, u can easily call the security guards to check on them, it is just a call away.(hopefully they are really non residents).

I did not notice there are any electric sockets in the carpark, next time will surely keep a lookout for them, can vacuum my car, cos those running on car battery are not strong enough, thanks.

For the case of no parking labels, those labels can easily be placed behind those front windscreen shades and not visible from outside. Not everyone wanna to display their carpark label prominently. They dun work thru Line of sight, so can be hidden easily.

Residents are allowed to invite guests to their place, including swimming in the pool, so unless we are referring to those who dun even know any residents in PG.

Just got my MBR toilet polished/buffed. Very shiny now. But the contractor told me that the tiles ain't suitable for bathroom use. The white stains will grow again after sometime. The solution is to keep the place dry. Huh? How to do that if it's the bathroom???? Wonder who in NTUC chose the tiles?

Wonder if any resident bothers to bring this as a case against NTUC Choice Homes, after all, they are utilising the wrong material (bathroom floors should obviously be able to get wet)...imagine if they had to hack out & retile all the units!! hah

actually not sure bring it to them is useful. I think they wanted to make our house like a hotel but forget we are commoners. I think hotel everytime got people clean one...
