powder, for 4-room resale reno, if an overhaul is required, 25k-30k is just about there.... 12k is impossible.

but of course, i think 50k is exorbitant....

minimalist... if need to remove alot of built-in stuff yeah more. but i think can be managed if u know your stuff well...

for 4rooms, u dun need an id... get every part separately worked on... so that your cost is low without too many middlemen.

For kitchen, living room and bedrooms, f you keep the flooring or just do overlay. For the toilets, maybe just do overlay if you can't keep the floor and wall tiles. You can save a lot by not hacking the floors.

Not advertising and never earn commission. The contractor I just used for my house is reliable and good. But he is more of the Chinese kind, If it is the usual hacking, painting, polishing, custom make wardrobe, he can do it at a very reasonable price. No GST too. His name is Andy, number 9146 0119.

Bedokboy, your quotation is high but are you redoing the entire flat? I'm kiasu, I have nine quotations and the min. quote is $38K for my 5room. Recently signed with an ID and contractor for $45K, not including rewiring.

thanks guys.

i'm also pressed for time cos I trusted one contractor I thought I was gonna do with and he waited till I collected keys before quoting me 50k.

my best quote so far is about 35k all in.

Go with a reliable contractor than one that gives you the lowest quote.

Btw, you need to set aside a few thousands for items that are outside of the contractor's quote. For example, aircon system, sink, hobs & hood, lights, etc. You may also need to top up money if you don't want the standard items from them. Be wise with your money
